Jeff Kaller - Mr. Preforeclosure

Review:
Technically, the article is right. There are only a handful of tricks that make the course special. BUT... If you don't know ALL the anciliary information, then you need the entire course to get to the important info. I can say that I made $60k on my first deal using Jeff's methods. It's big money business, especially now that the housing market is slowing down. Lenders want to get rid of houses, and they'll lose money to get rid of them. You just need to know who to call and how to use their lingo to get the results you want. And Mr. Preforeclosure is the best thing that I've found to take you from "zero" to "proficient" in one course.

The Complete Guide to Buying and Selling Apartment Buildings

Review:
1.) Steve Berges shares his proprietary financial models that enable the reader to more fully determine an asset's value, based on its cash flows and price relationship to similar assets.

2.) The accessible language and winning spirit of the author, as he conveys how to perform each step of assessing a property's value and how to negotiate a realistic value-based offer to purchase, while simultaneously becoming a more profound human being. This is an outrageously encouraging read.

3.) The author's ability (and willingness) to consider demographic trends that are having, and will continue to have, a major effect on the rental market. One example is his perceptive analysis of the burgeoning illegal immigrant issue in the US, half of whom are renters. The population of the US will reach to 315 million by 2010, and most of that growth will come from such immigrants, who will require rental properties. The author points out that such factors prove that real estate is not a zero sum game, but is infinite in its elasticity.

Berges offers true wisdom that is directly transferable to other areas of life well beyond investing in real estate. This, for example, which he explains in colorful and meaningful ways:
